There are many reasons that some homes never make it to the Austin Multiple Listing System – the MLS. It could be new construction, a discreet seller, or a home undergoing a remodel that sells before it makes it into the MLS database. It could be that the seller is trying to put a deal together with a buyer outside of the traditional listing agreement – after all the very definition of brokerage is to help buyers meet sellers. While the MLS is what most people think of when it comes to buying a home, this only accounts for typically 60-70% of all sales.
We work with rehabbers, new home builders, banks, and homeowners to maintain a weekly updated list of homes that are for sale or will be soon.
Most of these homes are NOT listed anywhere online.
